This stairwell service-door project required complete replacement of a worn steel door, closer and frame. The difficult part was the original frame: it had been grouted solid with concrete-like masonry material, so it could not simply be unscrewed and pulled out. DoorWin cut and removed the old frame in sections, cleaned the opening, installed a new hollow metal frame and completed the new door with closer and hardware.
The original service door showed heavy surface wear, damaged paint, corrosion near the bottom and an aging closer. Gaps around the opening and frame condition indicated that this was not only a cosmetic door-slab problem.
The close-up shows the steel frame cavity packed with hard grout or concrete-like material. Because the frame was embedded into the wall, ordinary fastener removal was not enough; the removal plan had to account for the masonry around the steel.
DoorWin cut and removed the failed frame in controlled sections, breaking away the surrounding grout where required. The work exposed the original rough opening while avoiding unnecessary damage to the stairwell structure.
After the opening was cleared, the new steel frame was positioned, checked for plumb and level, and secured for the replacement door. Correct frame geometry is essential for even reveals, closer operation and reliable latch alignment.
The new hollow metal door was installed in the replacement frame with a surface closer and lock hardware. Final checks covered swing clearance, closing speed, latch engagement and the fit of the complete commercial door assembly.
