Can Your Window Be Repaired Instead of Replaced?

A window problem does not automatically mean the whole window needs to be replaced. The failed part may be the crank or operator, hinge, lock, balance, sealed glass unit, exterior seal, or the glass itself. The first step is to separate a component failure from a frame or opening problem.

This guide uses completed DoorWin projects across Toronto and the GTA to explain the decision process: what can stay, what component may need repair or replacement, and when the complete window may be the better scope. Start with the symptom: what is the window actually doing?

A useful diagnosis starts with the symptom rather than assuming every problem needs a new window:

• Window will not open, close or lock: the issue may be the crank/operator, linkage, hinges, tracks, balances, rollers, lock alignment or sash alignment.
• Glass is cracked or broken: the glass or sealed unit may be replaceable while the existing sash and frame remain in place.
• Glass is foggy between the panes: moisture trapped inside a double-pane unit usually points to a failed insulated glass unit (IGU), not a dirty surface.
• Drafts or water appear around the perimeter: weatherstripping, caulking, frame joints or surrounding building details need to be checked before choosing a repair.
• Frame is rotten, badly warped, structurally damaged or the opening is being rebuilt: complete window replacement may be the more appropriate path.

The important distinction is repair the failed component when the rest of the window is still serviceable. That can avoid unnecessary demolition while still solving the actual problem.

1. A window that will not open or close may be a hardware repair

One of our clearest examples is a casement window repair near Humberwood Park in Toronto. The problem was not the frame or the glass. Corrosion had affected several separate operating components: the crank/operator, actuator arms, slide tracks and 2-bar hinges.

We replaced the worn operating hardware, adjusted the sash, and tested the full opening, closing and locking cycle. This is why a spinning handle or hard-to-move sash should not automatically be treated as a full window replacement. On casement and awning windows, the window crank and operator, operating arms and hinges work as a system, so they need to be checked together.

2. Foggy glass between the panes is different from surface condensation

If moisture or a cloudy haze is trapped between the panes and cannot be wiped from either side, the insulated glass seal has usually failed. In that situation, cleaning the glass will not remove the fog because the moisture is inside the sealed unit.

When the sash and frame are still suitable, the permanent repair path is often to replace the failed insulated glass unit (IGU) rather than the complete window. Our Bolton window IGU replacement project is a window-specific example: we replaced a tall insulated glass unit with a matching internal decorative grille while keeping the existing white window frame.

We also see the same sealed-unit failure in larger residential glazing. In Aurora and Markham, patio-door glass had fogged between the panes. In both cases, the failed sealed glass unit was replaced while the surrounding door system remained in place. The opening type is different, but the underlying IGU principle is the same.

Important: condensation on the room-side surface of the glass is not automatically a failed IGU. Indoor humidity, cold exterior temperatures and airflow can also create surface condensation. The key sign of a failed unit is moisture or haze that is visibly between the panes.

3. Cracked or broken glass does not always mean replacing the frame

Several of our projects show the same decision pattern: if the existing window frame remains serviceable, the repair can stay focused on the glass.

• In Fairbank, Toronto, cracked residential glass was replaced with a new sealed unit while the existing window and frame remained in place.
• In North York, broken glass was replaced inside the existing opening without removing the frame.
• In York, Toronto, the damaged pane was replaced while the surrounding window frame stayed in place.
• In Whitby, broken bay-window glass was replaced while preserving the existing bay-window structure and trim.

This is why we separate glass replacement from complete window replacement. The right scope depends on the condition of the frame, sash, glazing pocket and surrounding opening. If the frame can safely and properly hold the new glass, replacing only the failed unit can be the more focused repair.

When storm damage needs temporary protection first

After a tree broke a Toronto window during the September 2, 2026 storm, our work had two distinct stages: temporary board-up, then new glass and repair of the affected window. The board-up was not the final result. See the Toronto tree-damaged window project, from impact to the completed repair.

This example shows why an exposed opening may need emergency board-up before permanent glass work can be completed. The type of glass and the surrounding window condition determine the later repair.

4. Older wood windows can sometimes be restored instead of removed

Older windows need a different assessment because the goal may be to preserve the original frame rather than replace it with a new vinyl system. In Cabbagetown, Toronto, the original wood frames remained serviceable, so we replaced the glass throughout the window set and renewed the sealing around the restored glazing.

This type of project is not the same as installing a new complete window. It combines window assessment, glass work and sealing while keeping the original assembly where practical. For sash-style problems, see our single and double-hung window repair service.

5. Drafts and leaks need diagnosis before adding caulking

Not every leak is caused by failed window caulking, and adding another bead of sealant over an unknown water path can hide the symptom without fixing the source. Water can also come from surrounding wall details, flashing, siding, masonry or roof conditions.

We do have cases where the perimeter seal itself was the failed component. At a panoramic corner window in Oakville, the glass and frame were still serviceable but exterior caulking had opened along the perimeter. We removed deteriorated sealant, cleaned and prepared the joint, then applied new exterior sealant while keeping the existing window.

6. When complete window replacement makes more sense

Repair is not always the right answer. A complete window may be appropriate when the frame is badly deteriorated, warped or structurally damaged; when several major components have failed together; when the existing unit cannot properly accept replacement glass or hardware; or when the opening itself is being rebuilt.

During a Mississauga home renovation, the opening was already being rebuilt. That made it the right time to install a new vinyl window, correct the fit around the prepared opening and insulate the perimeter before the surrounding finishes were closed.

7. The repair also depends on the window type

Different window systems fail in different ways. Our window repair services by window type separate those problems so the inspection follows the actual components in the opening:

• Casement & awning windows: crank/operator linkage, hinges, sash alignment and locking.
• Sliding windows: tracks, rollers, sash fit, rattling and lock alignment.
• Single & double-hung windows: balances, sash movement, tracks, locks and weatherseal.
• Picture windows: fixed glass, sealed-unit failure, edge condition and frame pocket.
• Bay & bow windows: section-by-section glass, operators, seals and frame condition.
• Skylights: glass fogging, seals, frame condition, flashing and roof access.
• Window screens: torn mesh, bent frames, loose fit or missing screens.

Repair, replace the glass, or replace the whole window?

Here is the practical way we separate the options:

• Repair the existing window when the frame and sash remain serviceable and the failure is in hardware, alignment, weatherseal or another replaceable component.
• Replace the glass / IGU only when the glass is cracked, broken or failed between the panes but the surrounding window can correctly retain a new unit.
• Replace the complete window when the frame or opening is no longer suitable to keep, or when replacement is part of a larger renovation or system upgrade.

This is the main reason we do not treat every window complaint as a replacement sale. The useful question is: which part failed, and which parts are still worth keeping?

What photos help us assess a window problem?

For a faster first review, send:

• one full photo of the complete window from inside;
• one close-up of the failed glass, crank, hinge, lock, track or seal;
• an exterior photo if the problem involves caulking, leaks or frame condition;
• for foggy glass, a photo taken at an angle where the haze or moisture between panes is visible;

Common questions before choosing a repair path

Can foggy double-pane window glass be repaired without replacing the whole window?

Often, yes. If the frame and sash remain suitable, the failed insulated glass unit can be replaced while the surrounding window stays in place. We inspect the opening before confirming that route.

Can you replace cracked glass without removing the frame?

In many projects we can. Our Fairbank, North York, York and Whitby examples all involved targeted glass replacement while keeping the existing frame or larger window assembly.

What if the window crank spins but the sash does not move?

The crank/operator may be worn, but the linkage, tracks and hinges also need to be checked. Our Humberwood Park project required several operating components rather than a crank-only replacement.

Can old wood windows be repaired?

Sometimes. If the frame remains serviceable, glass, glazing and sealing work may preserve the original window. The condition of the wood and the surrounding opening has to be assessed first.

Will new caulking fix a leaking window?

Only if the failed perimeter seal is actually the source of the leak. Water can travel from other parts of the wall, flashing, siding, masonry or roof, so the source should be identified before relying on caulking alone.

How do I know when the whole window should be replaced?

Complete replacement becomes more likely when the frame or opening is structurally damaged, badly deteriorated, warped, no longer able to retain the glass properly, or already being rebuilt as part of a renovation.
